Mobile-homeowners Insurance
Homeowners of mobile homes in North Carolina have their lives made easy with the Mobile Homeowners insurance policies offered by insurance carriers in the state. These policies may be used to provide threefold cover to “manufactured” homes, personal property and liability.
There are 2 types of mobile-homeowners policies offered in North Carolina. These are the MH (C) and MH (F) form.
Both are different in terms of the perils covered and coverage limitations.
Property Coverages
Covers help pay for damage to your home, other structures and personal property caused by a covered “peril” which is listed specifically in your policy.
Insurance policies in this state can be of two types: a “named peril” or a “comprehensive” policy. Under a “named peril” policy, perils insured against are specifically named in the policy contract.
Comprehensive coverage will insure your dwelling and other structures on an “open perils” basis. This “open perils” basis covers your home or other structures against any peril causing physical damage unless specifically excluded.
Dwelling
Mobile-homeowners policies provide property coverage protecting your home and attached structures if damaged by certain perils. It also offers cover for all the original parts, equipment and accessories furnished and installed by the maker or dealer.
Other Structures
Protection via purchase of this policy is accorded to other structures on the residence premises (e.g. storage buildings, garages, etc).
Personal Property/Personal Effects
The contents of your home and your personal belongings may also come within the range of policy exclusions. Personal property coverage is limited on certain types of property that are especially susceptible to loss (e.g. art, jewellery, furs, and stamp or coin collections). However, additional amounts of insurance may be purchased. You may want to purchase additional cover for these items separately.
Loss of Use
Under the MH (F) form, if a covered loss makes the residence premises uninhabitable, this cover will take care of any increase in living expenses incurred by you (the ceiling on the amount will be mentioned on the declarations page of your policy) so that your household can maintain its normal standard of living. Also, if a civil authority prohibits you from using the residence premises as a result of direct damage to neighbouring premises by a covered peril you may be eligible for Loss of Use coverage.
Coverage When Moving Your Home
You can pay a little extra premium and insure your home while it is being shifted. These coverages must be purchased prior to the transportation of your home.
Liability Coverages
Mobile-homeowners insurance provides coverage for accidents, in which you become legally liable, subject to all policy terms and conditions. The policies also cover all medical payments for accidental injuries to others.
Personal Liability
This covers bodily injury and property damage if you are held legally responsible for injuring others or damaging their property. There are some exceptions such as intentionally acting to harm others, which will not be covered by the policy.
Medical Payments to Others
This coverage pays for reasonable and necessary medical expenses for persons, other than resident members of your home, who are accidentally injured on your property. Under special circumstances, the medical payments portion of your mobile-homeowners policy may also pay if you are involved in the injury of another person away from your home. Medical payments coverage does not apply to your injuries or injuries of those that reside in your household.
